For property owners, asset managers & managing agents

A vacant unit that is a real media surface.

People on the street see the window. People who join the guest Wi‑Fi, including from the pavement outside, see a login page before they get online. That login is a person at that unit, not a phone that merely noticed the network. The same visit adds remote monitoring, optional cameras and sensors, and Wi‑Fi with no broadband bill. It goes in without works, runs while the space is empty, and comes out within days when you let it.

What goes into every unit

Connect. Advertise. Protect.

One plug-and-play install, three things your empty unit did not have yesterday. All installed, run and supported by us from our router console.

Connect: WiFi without the bill

A 4G/5G router locks on to the strongest mobile network at the address and broadcasts free public WiFi across the unit. Agents, contractors, surveyors and viewings are online the moment they walk in. No line install, no broadband contract, no wayleave.

Advertise: a live window

We design, print and install a display in the window and run a captive portal on the guest WiFi. People on the street see the glass; people in the Wi‑Fi catchment who join a guest SSID hit the portal. The unit stays fully lettable throughout. Empty shop window advertising →

Protect: a watched building

Every router reports in around the clock. If it drops offline we know, and so do you, which is often the first warning anyone gets of a power cut, a break-in or a flood. Add cameras and environmental sensors and the empty unit is one you can actually check on from your desk.

Available on any install

Optional extras that ride on the same router. Ask for them at the site check or add them later; nothing needs a second visit from a specialist.

Security cameras. 2K HDR cameras on a private, password-protected network separate from the public WiFi. Remote visual check-in for you and your agent.
Environmental sensors. Moisture and temperature sensors for unheated or at-risk units, so a burst pipe or a damp problem shows up as an alert rather than at the next inspection.
Owner dashboard. Live status for every unit in your portfolio: online or offline, uptime, WiFi usage and what has been running in the window. See the client dashboard →
Extra coverage. Each device covers up to 10,000 sq ft. Larger floors, warehouses and multi-storey buildings get additional units so the WiFi works where people actually stand.
Named network. The WiFi can carry the building's name or your brand as the network people see when they open their settings. Good for viewings, better for a scheme you are marketing.
Keep the WiFi after you let it. New tenant needs internet on day one while the line is ordered? The router can stay for a small monthly fee, with the adverts switched off and the network renamed for them.

What it does for the building

Everything we put in is designed to make the unit easier to let, not harder. Nothing is fixed to the fabric, nothing needs a contractor to remove, and the whole install is out within days of you finding a tenant.

  • ✓Stays lettable. Viewings carry on as normal. Most people never notice the kit; they do notice the WiFi.
  • ✓Looks let. A designed window and lights on the portal instead of brown paper and a "to let" board on its own.
  • ✓Watched. Offline alerts, optional cameras and sensors, and a dashboard your agent can use.
  • ✓It can answer a question for you. With your brief, the WiFi portal can carry three or four short optional questions and report back on local demand, catchment and what the parade is missing. VacatAd Insights →
  • ✓Good for the street. Local independents get free advertising and free WiFi; the frontage is doing something again.
  • ✓Lower holding costs. Because a real service is running in the unit, the space is in use for as long as we are there, and that changes the cost of holding it. More on empty property rates →

How it works

From first call to a working unit in under a week. We handle the kit, the creative and the keys.

1

Site check

Send us the address and a rough size. We check mobile signal, power and access, and tell you what we can run there.

2

Agreement

A short written agreement covers our use of the space and the service we provide. Plain terms, no long tie-in, and you keep full access for viewings.

3

Install

Router, WiFi, portal and window creative go in, usually within a week. Cameras and sensors at the same visit if you want them.

4

Run and report

The service runs and is monitored 24/7. Your dashboard shows status and usage, and we keep records of what ran and when for your file.

5

Hand back

Let the unit and we are out within days, or leave the WiFi in for your new tenant. Still empty? The service simply keeps going.

Who it suits

Owners and asset managers

Retail, office, industrial and mixed-use voids anywhere in the UK. Single units or whole portfolios, with one dashboard across all of them.

Managing agents

A service you can put in front of clients that makes their empty units easier to show, easier to watch and cheaper to hold, with us doing the legwork.

Occupiers with surplus space

Holding a lease on floors you are not using? The same install works in leased space, with your landlord's agreement. Talk to us and we will help you open that conversation.

And the rates?

A unit in use is treated differently from one that is not.

While our service is running, the property is in real, commercial use: adverts are sold and displayed, the WiFi is used, and live equipment is monitored throughout. That matters for how an empty property is treated for business rates, and many owners see their holding costs fall as a result. We are open with billing authorities about exactly what we do, and we keep records of the service as it runs.

Tell us about the unit.

An address and a rough size is enough. We will tell you what we can run there, what it costs, and when we could be live.
